This dual use facility is a hybrid interpretation of a retail mall and high-rise.  The site is a suburban plot of land bordered on one side with a future park, on another by industrial use and another by a major vehicular traffic corridor.  The presence of the car, the human and the existing natural environment weave into a composition that rejects the perception that these factors are in opposition.

The retail center is on grade with over scaled graphics to express each retailer’s identity.  This signage is behind a perimeter glass wall that encloses shoppers during the winter months and opens to the exterior in the summer months.  A sublevel parking garage for residents and merchants containing 400 spaces is below the retail level.

The residential/office towers respond to site conditions at the third level.  This raised level also presents a large roof top social space that is landscaped to encourage interaction with the immediate community.
